Luxury Property Investment in Europe: Private Collection Membership vs Sole Ownership

Luxury property investment in Europe usually means a large amount of capital tied up in a single home, with years before it can yield any returns. Private Collection membership works differently – a genuine equity share, spread across several homes rather than one. But the significant difference is this: August is a lifestyle and community product, not an investment product, and its financial structure is built to be transparent, not to promise a return.

  • What owning a second home in Europe actually means as an investment
  • Whether Private Collection membership counts as luxury property investment in Europe, structurally and by design.
  • What membership offers instead that sole ownership doesn’t.
  • What happens if a Homeowner wants to sell their share.

There's an important distinction worth making here: a second home bought for personal use behaves differently, financially, than an asset bought specifically to generate a return. Selling can take time, and costs add up regardless of how often the home is used. Private Collection membership was created for people who want that lifestyle without carrying every cost of it alone.

‍

What does buying a second home in Europe actually cost as an investment?

Buying a second home in Europe is a lifestyle decision first, and an investment second. There's no quick way to gain a return on a holiday home, and it carries real ongoing costs regardless of how often it's used: insurance, maintenance, local taxes, and the year-round upkeep of a property that might only be used for a few weeks over the summer holiday.

Rental income can offset some of that, but it isn't guaranteed, and turning a second home into an income property is its own job – licensing, local tax rules, and someone to manage it all, usually the owner. None of this makes a second home a bad decision – it just means that it is one not usually led by numbers and investment alone.

Is Private Collection membership an investment?

Every home purchase is a use of capital, and in a broad sense an investment. So structurally, yes – Private Collection membership includes real equity ownership. For each Collection, August establishes a real estate company, solely to hold that Collection's homes. Every Homeowner owns a real share in that company, with equal rights regardless of when they joined.

‍

But a Private Collection membership is not meant to generate a financial return. It is a lifestyle and community product first: a share in a curated Collection of exceptional homes, something families hold for years and often pass down, rather than trade. Anyone considering membership purely as a way to generate a return should think carefully about whether it's the right fit for that goal.

Compared to sole ownership of a single second home, a share does spread that same capital across several homes in several regions – a Signature share, for example, currently starts from around €480,000, for access to four homes each valued at around €1.5 million.

What membership does share with sole ownership is the underlying economics of a second home – it's still a home, not a yield-generating asset, and its value still depends on the same market forces any European property does. What's different is what a member gets for the ongoing cost of holding it: not a rental income strategy, but a managed home in more than one destination, without carrying every cost and complication of sole ownership alone.

What does membership actually offer instead?

Rather than trying to outperform sole ownership financially, membership changes what the ongoing cost of a second home actually buys. Instead of one illiquid property with unpredictable maintenance bills, a member holds a share in a Collection of several homes, with two clearly stated annual costs – the Annual Maintenance Charge and the Sinking Fund – confirmed upfront rather than accumulating unexpectedly over time. Instead of managing renovations, insurance and upkeep alone, that responsibility sits with August and a dedicated homeowner experience team.

What happens if a Homeowner wants to sell their share?

Selling a share isn't a public listing process. When a member decides to step away from a Collection, it starts the same way joining does – a conversation with August's team, not a transaction. In many cases, that conversation leads somewhere other than a sale entirely: swapping into a different Collection rather than selling outright.

If a sale is still the right path then the members can decide whether they want to sell their share directly to another party for whatever price they deem fair, or August can facilitate a Resale to potential buyers for them. The share is not advertised publicly. Instead, it's introduced privately to a group of prospective members the team believes would be a good fit for that Collection. August’s team handles guidance and the legal process throughout. In practice, resales tend to move quickly – often within weeks – since joining an already-established Collection means a new member can start using the homes immediately, without the wait a brand-new Collection involves.

FAQ:

Is Private Collection membership a good investment in European property?

Not in the way that phrase is usually meant. Private Collection membership includes real, structural ownership – a share in a Collection of beautiful homes – but it isn't built to generate a financial return. It's a lifestyle and community product first, meant to be held and enjoyed for years.

Second home vs investment: what's the real difference?

A second home bought for personal use carries ongoing costs – insurance, maintenance, local taxes – regardless of how often it's used, and any rental income to offset that isn't guaranteed. An investment property is bought specifically to generate a return. Private Collection membership is designed to be the first one: real ownership, spread across several holiday homes, without the burden of managing any of them alone.

Can a Homeowner sell their share?

Yes. Members can choose to either sell their share directly to another party themselves or ask August to facilitate the process.Share aren’t usually listed – resales are introduced privately to prospective members the team believes are a good fit for that Collection – and they tend to move quickly, often within weeks.
