Introducing Prime: Mougins

From the outset, the landscape became the starting point for the home’s transformation. Beyond the villa itself, the views unfold in layers: first the rolling grounds and ancient olive trees surrounding the house, then the hilltop village of Mougins in the distance, before finally the sea beyond Cannes just minutes away.

The outdoor spaces were redesigned to ensure this relationship with the landscape could be experienced from every angle. At the centre of the garden, the infinity pool now acts as both focal point and viewpoint, positioned to draw the eye directly outward toward the hills beyond. Nearby, a sculptural stone bench creates a quieter moment within the landscape, while new lounge areas encourage different ways of inhabiting the garden throughout the day.

The transformation also introduced a new summer kitchen and dining space designed for open-air entertaining, alongside a winter lounge complete with outdoor fireplace, extending life outdoors well beyond the height of summer.

Throughout the grounds, Mediterranean planting and over thirty ancient olive trees root the home firmly within its setting. Rather than overly manicured, the landscape was designed to feel settled into place, allowing the architecture, greenery and views to exist in conversation with one another.

Inside, the interiors take their cues directly from the landscape beyond the windows. Curved forms found throughout the home were inspired both by the winding streets of Mougins itself and the lily pads floating in the pond just beyond the main living spaces, creating a softer architectural language that runs quietly throughout the villa.

The main living spaces unfold openly yet feel carefully composed. A welcoming entrance leads into the expansive living room, where a fireplace anchors the space before it opens naturally toward the dining area and landscaped gardens beyond. Large windows and doors continuously pull the outdoors inward, softening the transition between inside and outside living.

Throughout the villa, custom-designed pieces were introduced alongside carefully sourced antiques from local markets across the South of France. Marble surfaces, sculptural lighting and tailored upholstery bring a quieter sense of refinement, while vintage objects and collected pieces ensure the home feels rooted in place rather than overly polished.

This balance became central to defining the atmosphere of the villa. Elevated, but never formal. Luxurious, but deeply comfortable.

Upstairs, the master suite acts as a private retreat, complete with a dressing room and sweeping views across the landscape. Additional bedrooms continue the same design language, balancing softness and structure through layered textures, warm materials and subtle detailing.

As the first completed Prime home, the villa in Mougins establishes something new for August, not simply in scale, but in intention.

Every detail throughout the project was approached through the lens of how the home would actually be lived in. Spaces shift naturally throughout the day, from slow breakfasts overlooking the hills to evenings gathered around the outdoor fireplace long after sunset.

There is a sense of ease to the villa that feels intrinsic to the South of France itself. Nothing feels hurried. Nothing feels performative. Instead, the home settles quietly into its surroundings, allowing the landscape, architecture and atmosphere of Mougins to shape the experience entirely.

In many ways, this became the defining principle behind Prime.

‍

What defines Prime is not excess, but consideration. The layering of materials, the relationship to place, the balance between privacy and openness, and the feeling that every element has been chosen not simply to look beautiful, but to enrich the experience of living there.

This first home in Mougins marks the beginning of that next chapter.
