Still, sole ownership is how most people buy in Mallorca – and it's the model August's Private Collection membership was created to offer an alternative to.
Any foreign buyer in Mallorca needs an NIE – Spain's tax identification number for non-residents – before a purchase can be completed. Apart from the entry price, there are transfer taxes on a resale property typically adding a further 8–11% on top of the price, before notary, registration and annual fees are even counted. The Balearic Islands also enforce some of Europe's strictest rules on short-term holiday lets, so anyone hoping to offset ownership costs by renting their Mallorca home out would find it far harder here than in most of Spain. Much of the Serra de Tramuntana is also protected as a UNESCO World Heritage site, which often means working within strict planning and heritage rules, when it comes to renovation.

With a Private Collection membership, none of those responsibilities are carried by the homeowner alone. August establishes a dedicated real estate company for each Collection, handling the purchase and administrative processes. Any renovation of the homes is led by our in-house design studio – Studio RL – and the homeowner experience team takes care of the ongoing maintenance – from the seasonal repairs a Mallorcan property needs to the day-to-day running of the home. The costs are split between all members of the Collection and confirmed upfront – the Annual Maintenance Charge and the Sinking Fund.
